For Sammy Nasser, the path to launching BSTN Capital wasn’t a straight line; it was one shaped by curiosity, a bit of skepticism and ultimately, a deep belief in the long-term power of real estate.
Sammy grew up near Orlando, later earning both his undergraduate and MBA degrees from the University of Central Florida. It was during his MBA program that he met his wife, Sara. “We were paired up somewhat against her will on a project,” he jokes, “but we agree that it turned out to be a pretty good thing after all.” After graduation, Sara moved to Charlotte to be closer to family, and Sammy followed soon after. The couple began their life together in Steele Creek before settling in Indian Land, where they now live with their 4-year-old daughter, Emily.
Today, Sammy is the manager behind BSTN Capital and its flagship offering, BSTN Fund One—a private real estate investment fund designed to give investors access to a lesser-known but highly strategic corner of the real estate world. “At its core, what we do is lend money to real estate owners and collect interest, similar to how a bank operates with a mortgage,” Sammy explains. “But these loans are typically faster, more flexible and shorter-term, which allows us to target stronger returns.”
Rather than purchasing and managing physical properties, BSTN Capital focuses on private mortgages tied to business-purpose real estate across the country. This approach allows investors to benefit from the stability of real estate without the common headaches or overhead of ownership—no tenants, no maintenance and no day-to-day management.
“We really wanted to create something that was hands-off for the investor,” Sammy says. “We handle sourcing the loans, vetting borrowers, managing paperwork and collecting payments. Investors simply participate and receive income from those monthly payments.”
What sets BSTN Capital apart is its emphasis on predictable income and built-in safeguards. The fund typically lends no more than 75% of a property’s value and prioritizes first-position liens, meaning it holds the primary claim to the property if issues arise. “We’re using real estate as a safety mechanism,” Sammy says. “Instead of chasing higher-risk equity returns, we’re focused on generating consistent, steady cash flow.”
That philosophy extends to how the fund itself is structured. Investors receive all net profits first until an 8% preferred annual return is met. Only then does the company begin earning its share. “In simple terms, we only get paid after our investors do,” Sammy adds.
While BSTN Fund One is newly available to outside investors, the strategy behind it has been years in the making—and deeply rooted in family. Sammy’s father built a career in real estate development and mortgage lending, while his brother, an attorney specializing in tax and estate planning, brings expertise in long-term wealth preservation. Sammy’s own background in IT and business helps power the operational side, from financial systems to emerging tools like AI-assisted underwriting. “It’s really a combination of three different skill sets coming together,” he says. “That’s given us a strong foundation to grow from.”
For local residents, Sammy is quick to offer practical advice, especially for those just beginning to think about investing. “The most important thing is to start early and diversify,” he says. “Build your base with traditional investments like a 401(k) or long-term stock portfolio, then as your wealth grows, explore additional opportunities that can create income and flexibility.”
He also notes that many people may already qualify for opportunities like BSTN Fund One without realizing it, particularly when factoring in retirement accounts, business equity or secondary properties. “At the end of the day, it’s about making your money work for you,” Sammy says. “Real estate has historically been one of the most stable, reliable ways to do that.”
